The Hotel will remain in occupation whilst the works are carried out. There are existing single-storey out-houses and maintenance stores on the site that need to be demolished to make way for the new bedrooms. A preliminary ground investigation report has identified areas of contamination to the north-west corner of the site. The client requires the new building to be low maintenance and sustainable in order to minimise running costs and to ensure a good return on their investment over the long term.
Task You are scheduled to have a meeting with the client to discuss the importance of the early design stage decisions and your role in ensuring a successful project delivery. In a report to the client: a. Critically evaluate the need to consider site and design factors affecting this project and their impact on the initial costs of construction and long term operating and lifecycle costs. b. Critically review the various methods of cost estimating that could be used to provide appropriate cost advice prior to the preparation of detailed drawings.
